With Fannie Mae’s HomePath Ready Buyer™ Program, First-Time Homebuyers may qualify for up to 3% closing costs, points, and prepaids on HomePath properties. This may translate into thousands of dollars worth of savings.
The amount Fannie Mae contributes toward closing costs is determined by the agreed-upon sales price. For example, if Fannie Mae agrees to sell you a home for $150,000, you may qualify for up to $4,500 in savings ($150,000*3%=$4,500).
If you have owned a home in the past, you may still qualify. First-Time Homebuyers is defined as anyone who has not owned a property is the past three years.
So how do you qualify for the program? To qualify, you need to take an interactive, online homebuyer education course that may be found HERE. The course costs only $75 and if you close on a Fannie Mae HomePath property you will be reimbursed for the cost of the course.
After you complete the course, save your completion certificate and send it to your Realtor. He or she will need to include it with your initial offer in order for you to be eligible.
